Templeton Housing Types, Explained
Single-family homes, manufactured homes, condos and small multi-unit buildings — what Templeton actually has, how much of each, and what that means if you are buying.
What kinds of homes are in Templeton?
Of Templeton's roughly 2,950 residential parcels, about 87% are single-family homes. Manufactured and mobile homes are the next-largest group at about 10%. Condos, townhome-style PUDs, duplexes-to-fourplexes and apartment buildings together make up only a few percent.
For buyers, that means two things: single-family homes set the market, and anyone hunting for a condo, townhome or small income property should expect a short list and be ready to act quickly.

How big are Templeton single-family homes?
The typical Templeton home has 3 bedrooms and about 2,000 square feet. Half of homes fall between about 1,550 and 2,600 sq ft. Smaller homes cluster in town, while the largest homes tend to sit on acreage and in the estate neighborhoods north of town.

Manufactured & mobile homes
About 9% of all Templeton parcels are manufactured or mobile homes — some on their own land, especially on rural parcels, and others in mobile home communities. They are an important lower-cost path into Templeton. Financing, title and insurance depend on whether the home is on a permanent foundation and owned together with the land, so bring your lender in early.
Condos & townhome-style PUDs
Templeton has only a few dozen condo and PUD parcels. They suit downsizers and first-time buyers who want low maintenance, but supply is thin — when one comes up, it tends to move.
Duplexes to fourplexes & apartments
Small income properties are rare here, and most are in town rather than out on acreage. If you are an investor, ask Mark to watch for them — they often trade quietly.
Mixed-use & commercial
About 5% of Templeton parcels are commercial, office, medical or mixed-use, concentrated on Main Street and Las Tablas Road. Commercial Templeton
